Research
We start with a discovery call to understand your vision, budget, preferred style and timeframe, and to explain how our design-and-construct process works. We then meet you on-site for an in-person consultation to assess the block's conditions, orientation, access and constraints, discuss design opportunities and feasibility, and outline the likely scope and timeline.

Design
Once we're a good fit, we enter a preliminary design agreement and establish your brief. We prepare concept designs, floor plans and elevations, refine them with your feedback, and coordinate any consultants. We then manage council and/or statutory approvals (DA, CDC and construction certificates) and guide you through colour and selections — finishes, flooring, joinery, fixtures and lighting — so every detail is confirmed before construction.

Construction
We present and execute a fixed-price building contract with a clear program and milestones, then commence construction. Your home is built in managed stages — from slab and framing through to fit-out and finishing — with regular quality inspections and progress updates throughout.

Completion
We carry out a thorough quality inspection, final detailing and compliance certifications, then walk through the finished home with you and hand over the keys, warranties and documentation. After handover, we provide ongoing support throughout the warranty period.

Building a custom home is a big decision. Here are some of the questions we hear most often — and our honest answers.
Most of our custom single-storey homes take 8–10 months on site, with double-storey and acreage builds typically 10–14 months. Design and approvals usually run 4–8 months before that, depending on council.
Yes. We work to a comprehensive HIA fixed-price contract tied to detailed drawings and a clear specification, so you know exactly what you're paying for.
Our standard inclusions are genuinely generous — quality flooring, stone benchtops, premium tapware and appliances, and considered electrical. We'll walk you through everything before contract.
Yes. We manage DA and CDC applications, Construction Certificates and all supporting consultant reports across every council we work in.
We build across Sydney Central and Western — the Hills District, Hawkesbury, Blacktown and Penrith — through to the lower Blue Mountains, and into Ryde and Hornsby in Sydney's North.
Absolutely. We manage the full process — demolition, design, approvals and the new build — under one contract.
Yes. Once we've had an initial conversation we're happy to arrange a walkthrough of one of our finished or in-progress homes nearby.
